In an interview conducted in her back courtyard, Pat Hasbrook, a Davidson Communities homeowner and resident of Kensington at Del Sur spoke with us about the creative process of making the newly constructed Davidson home she and her husband Dan purchased in 2009, into the gracefully appointed, peaceful retreat they now inhabit.

After nearly three decades of running one of the most highly regarded interior design firms in Scottsdale, Arizona, Pat slowed down in 1992 and relocated to a farm in Woodstock, Vermont. Moving into a rather large farmhouse was a seamless transition after years of collecting furniture, antiques and art and it would appear as though her downsizing and relocation to California has been as well. After living in their new home for just three years, it has the feeling of a much older home. While Davidson Communities is known for building homes of great character, there is undeniably an art to making a newly constructed house into a home of your very own. A way of creating an impression upon entering, that this home has been in your family for generations. Here is how she did it:
“Well, it’s a moveable feast, really… you’re walking through my history, the antiques, the paintings, all of it. My father was a dairy farmer and these paintings you see, they are my Dad’s Durham Oxen [circa 1840]. The collection I have, started when I was in college- I bought my first antique when I was 17. I have every single antique I’ve ever owned. I’ve down-scaled certainly, given away or sold a lot of things throughout the years, but not the antiques… not the art.”

When asked if she knew where everything would go before she moved in, without pause she replies, “Absolutely. I knew where everything would go before we bought the house. I had a schematic provided to me by Davidson’s sweet and wonderful Marga. She measured the whole thing and was so accommodating…” Pat says, referring to Marga Morgan, a long-time Davidson team member.
A lover of books, and being one who still cherishes the feeling of a book in her hands, Pat kept all of her design and cookbooks, which now cover an entire wall in her dining room. Choosing the dining area as the room in which to showcase her books was an obvious conclusion for Pat, creating a dramatically literary backdrop for her exquisite dining room furnishings.

With regard to her choice in flooring, Pat admittedly went all out deciding on 3/4 inch thick, solid Eastern White Pine by Carlisle, explaining, “… it is a floor that continually gets better with age.”
On the exterior of the home:
“I can remember Bill coming up to the house when it was being built (she whispers, ‘he is the sweetest man alive’) and saying, ‘see that wall over there, we’re going to change it. I don’t like it.’ ” He subsequently had the wall changed to accommodate the courtyard, separating it from the other outdoor living space. “Bill is a visionary. What he did changed the entire scheme of what would become our back garden. I can sense this about Bill Davidson, If he tells me to change something, I’m changing it. He told me where to put the courtyard and that was it. I did it and now look at it!”

On creating her magical garden:
“I had a collection of 17th century Staddle Stones, which I scaled back on considerably, but you still see some of them placed around the garden.” Pat explains referring to the mushroom shaped antiquities positioned strategically throughout her garden. Another optical illusion Pat loves is the use of outdoor mirrors. In her garden she surrounded the mirrors with a green wall of Ficus Netituda, which reflects back, giving the appearance of a secret garden that goes on indefinitely. “When you look out of your window, a well tended garden will look like arms reaching out to you. It’s better than any painting you can imagine, in that it changes becoming more beautiful every day.” With three separate seating areas, there is a space for every occasion. “When the boys are visiting they usually sit in the front seating area.” Pat says, referring two her two sons. “Dan and I usually sit on the bench in the back garden and we eat our outdoor meals in the side courtyard.”
A garden mirror creates the illusion of depth
From the mouldings, to the beams to the over-the-top floors, this home, like the pine floors, will continue to grow better with time.
Collect things you love, that are authentic to you, and your house becomes your story…
“My wife and I recently purchased a home from your organization at the Arista development at The Crosby. Our experience in working with your team has been so remarkably unique, positive and unexpected that we felt compelled to tell you just how very pleased we’ve been with the entire experience.
We could not be happier in our new home and we appreciate your phenomenal attention to detail and yeoman efforts to make a production home architecturally interesting and engaging – as well as constructing it with superior materials and craftsmanship. All the small details were not lost on us – in fact, they helped you stand head and shoulders above the competition when we were deciding from whom to purchase a new home.
You do, indeed, build a great house.”
G & S at Arista
“First I would like to congratulate Arista at The Crosby for receiving the prestigious award of “Best New Community of the Year”, although I am not surprised. As a new homeowner in this community, I was very pleased at how gracious and helpful the staff and builders were in assisting me with the construction and move into my beautiful new home. I would like to give special recognition to your staff. I appreciate their patience, generosity and all of their great efforts in making me feel right at home. My transition into my new home would not have gone so smoothly if it wasn’t for these outstanding individuals.”
Faye , M.D.
“My wife and I love our new home, and are very grateful to Davidson for building such a wonderful product, and it is easy to understand why Davidson has such a stellar reputation for quality and design. I have recommended Davidson to a number of friends because I am confident that quality and service will be as evident to those close to me as it was to us.”
Nigel & Sherri
“We have been impressed with our Davidson home for so many reasons: the quality of the cabinets, fixtures and appliances, the attention to design detail and the responsiveness of the sales, construction and customer service staff. Everyone takes such pride in their work, even after the sale.”
Anne & Lance
“We have been impressed by the craftsmanship of the builder, Davidson. There are wonderful details that add so much to the overall look and feel of the home.”
Pete and Merlene
“Davidson has so many quality details that are included; in other developments we looked at, these details were all upgrades at additional cost. The floor plan is excellent, well thought-out with great outdoor spaces.”
Bruce and Holly
“We are continually impressed by the individuality and innovation in Davidson’s designs and amenities. It was all about the small touches that made a huge difference.”
Charlie and Staci
“We bought the home because of Davidson’s reputation, the value of the property compared with other neighborhoods.”
JoAnne and Ken
“Coming from the Northeast, we love the design of these homes; especially the private courtyards!”
Kent and Lynnette
“The two primary factors in choosing Viridian was the quality & layouts of the home compared to price and the ability for our children to attend the Carlsbad Schools. We have been in our new home for a year now, and the neighborhood has some great people moving in; we’re glad we chose Viridian.”
Niren and Anita
“What impressed us about Viridian was the quality of the Davidson homes relative to other new homes we had seen in the area. Having the experience of moving a few times before, we felt confident that we were making the right home choice as well as a sound investment.”
Ralph and Debbie
“We are extremely excited to have purchased our home and are looking forward to moving in very soon. We love the layout of the home, the huge kitchen, the cul de sac location, the quality and reputation of the builder and the friendly neighbors.”
Brian and Nancy
“The construction quality, the appliances, the granite counter tops and marble floors are exceptional! We also based our decision on the reports we heard regarding the integrity of Davidson Communities and their excellent customer service. We have not been disappointed!”
